About the Location of Our Apartment

Our apartment is a heritage-style residence, originally owned by an artist. We have preserved the living room exactly as we inherited it — as a mark of respect to the artist’s vision, creativity, and legacy.

The apartment is situated in one of Warsaw’s most prestigious and central locations — directly opposite the Palace of Culture and Science and Warsaw Central Station. Nearby stands the iconic Varso Tower on Chmielna Street, and just across from the entrance of the NYX Hotel is our apartment. Nestled between Chmielna and Złote Street, the property is surrounded by residential buildings, creating a peaceful and quiet neighbourhood.

The only occasional sounds you may hear are those of the garbage truck (2–3 times a week) or minor maintenance work in nearby flats. Our building has approximately ten floors, with around twelve apartments on each floor. We kindly request all our guests to maintain a respectful attitude towards our neighbours at all times.

About Our Apartment

Our apartment measures approximately 48 sq.m and consists of three rooms:

A living room of about 14 sq.m with a 1 sq.m balcony (presently occupied by a photojournalist, who also serves as our partner at works and caretaker).
A studio bedroom of about 12 sq.m.
A single bedroom of about 7 sq.m.

Additionally, we have a fully equipped kitchen (7 sq.m), a bathroom with WC (4 sq.m), and a lobby area (3 sq.m).

Studio Bedroom

The Studio Bedroom (approx. 12 sq.m) is designed for one or two persons and features a comfortable queen-size bed, a double wardrobe with 24 hangers, and a clothes dryer stand. A work desk and chair are also provided.

The room is fully furnished with lighting, bedding, and soft furnishings, including bedcovers, quilts, pillows, and cushions.

Fresh bed linen (sheets, quilt covers, pillowcover, and cushion covers) is provided every 3–4 weeks.
Fresh towels are provided once a week (on Mondays).
Curtains are washed once a month.
The room is cleaned once a month (free of costs)

Rental Rates:

Per night: 120 zł per person / 180 zł per couple
Per month: 2600 zł for a single person / 3800 zł for a couple
(The above rates include taxes but exclude administrative fees.)

Single Bedroom

The Single Bedroom (approx. 7 sq.m) is ideal for one person and features a single box bed, a wardrobe with 12 hangers, and a clothes dryer stand, along with a work desk and chair.

The room is fully furnished and provided with all essentials, similar to the studio room.

Fresh bed linen is provided every 3–4 weeks.
Fresh towels are provided once a week (on Mondays).
Curtains are washed once a month.
Room is cleaned once a month (free of costs).

Rental Rates:

Per night: 95 zł per person / 140 zł for a couple (short weekend stay only)
Per month: 2100 zł for a single person
(The above rates include taxes but exclude administrative fees.)

The Kitchen

The kitchen (approx. 7 sq.m) is fully furnished and equipped for daily cooking.
It includes:

Refrigerator
Microwave and griller
Dishwasher
Gas stove
Water boiler and filter coffee machine
Ample pots, pans, plates, bowls, cutlery, and utensils
Sink and other kitchen essentials

The Bathroom

The bathroom (approx. 4 sq.m) features a shower cabin, washing machine, WC, and sink — clean and functional for daily use.

The Lobby

The lobby (approx. 3 sq.m) includes space for shoes and coats, an iron and ironing board, vacuum cleaner, and a mop and bucket for cleaning.

House Rules

We kindly request all our guests to follow a few simple guidelines that help maintain cleanliness, comfort, and harmony within our home.

Shoes:
To keep our apartment clean and hygienic, we ask that guests remove their outdoor shoes or sandals upon entering. We have Indoor slippers for your use or you may use yours if you preferred.
Kitchen Etiquette:
As the kitchen is a shared space, guests are kindly requested to clean up immediately after cooking, ensuring the area remains tidy for others.
Each guest is responsible for purchasing their own personal supplies, such as groceries, dishwashing liquid, cleaning sponges, paper towels, foils, and garbage bags.
Bathroom Etiquette:
Guests are requested to leave the bathroom clean and dry after each use, particularly the shower cabin, WC, and sink.
Please bring or purchase your own toiletries and hygiene products, such as shower gel, shampoo, toothpaste, toilet paper, and cleaners.
Shared Areas:
The lobby, kitchen, and bathroom are shared spaces. We ask all guests to keep these areas neat and orderly at all times.
As a thoughtful gesture, we suggest lightly mopping the floors once in the evening or before leaving home, ensuring a fresh and pleasant atmosphere when you return.

We appreciate your understanding and cooperation in helping us maintain a peaceful and welcoming environment for everyone.

Terms & Conditions

We welcome both short- and long-term stays — from one month up to a year or longer — with a written rental agreement signed in two original copies.

We pay all government taxes on the rent, and for transparency and safety, we do not accept cash payments. All payments must be made via bank transfer.

Reservation & Deposits

A 300 zł reservation deposit is required to confirm your stay.
- From this amount, 150 zł will be used to purchase third-party liability insurance in your name.
- The remaining 150 zł will serve as a cleaning fee upon check-out.
  (This amount is non-refundable, as it is used directly for your own safety and the maintenance of the property.)
A security deposit of 3000 zł is required upon signing the agreement.
This amount is fully refundable at the end of your stay, provided the room and property are returned in the same condition as at the time of check-in.
Monthly rent must be paid by the 6th of each month, as we are required to pay taxes before the 9th. A delay in paying the rent will be fined as per the tax law by the government.

Guest Policy

Guests may invite family or friends with prior written permission from the caretaker.
Visitors must present a valid government ID. Failure to comply will be considered a breach of the agreement, resulting in immediate termination of tenancy.

Conduct & Respect

Smoking or consuming any illegal substances is strictly prohibited within the apartment, balconies, or any shared premises. Violation will result in immediate termination of the agreement and forfeiture of the security deposit.
The property owners — both Polish and Indian — value mutual respect for cultural and religious traditions. Any anti-religious, anti-political, or unlawful activities will not be tolerated.
The killing or cutting of live animals or birds for cooking is strictly forbidden and considered a violation of local law and this agreement.

Termination & Handover

Either party may terminate the agreement with one month’s written notice.
Guests are encouraged to photograph the property upon check-in and check-out for clarity on its condition.

Your security deposit will be refunded only after inspection, ensuring the property is left as originally provided. Any damages will be deducted from the deposit, and if repair costs exceed the deposit, the guest will bear the additional expenses.

Legal Framework

A detailed Rental Agreement will be signed in two original copies, protected under the Court of Law of the Republic of Poland, which safeguards the rights of both the owners and the tenants.

TERMS & CONDITIONS for Studio Apartment & Double Room Apartment bookings

Estimated rates for single or couple occupancy will be shared once your preferred reservation dates are received. Kindly note that pricing may vary in accordance with seasonal demand and overall apartment availability.

To secure a reservation, full payment in advance is required. As these are premium luxury apartments offered with carefully prepared packages, all confirmed bookings are final and are subject to a strict no-cancellation, no-refund policy.

A refundable security deposit is required prior to check-in. This deposit will be returned within 3–5 days after check-out, following a routine inspection of the apartment. The refund may be transferred to your preferred bank account or card.

The studio apartment accommodates a maximum of 2 guests, and the double-room apartment accommodates up to 4 guests. For safety and registration purposes, a valid government-issued ID must be provided for all guests staying at the property.
Please note that late-night parties and loud music are not permitted in the apartments, as we maintain a calm and respectful residential environment.

Check-in is from 16:00 onwards, and check-out is before 11:00. Self check-in instructions and access codes will be provided once the reservation has been fully confirmed.
